Middelsee

Middelsee is a new waterfront district south of the Van Harinxmakanaal. The neighborhood will feature approximately 3,200 homes and a small harbor. Until recently, the area consisted of agricultural land on the outskirts of Leeuwarden. Consequently, there is no traditional café history, which characterizes the current coffee scene as intentional placemaking rather than heritage.

The developer and the municipality are actively using coffee to bring life to the quays. Initiatives such as “Koffie aan de kade” draw future residents to Haveneiland. In plans and project documents, hospitality around the new harbor and Redbadpark has been designated as a core amenity for years. As a result, a primary network of spots is emerging during construction where coffee facilitates the introduction to the neighborhood.

The contemporary coffee scene is currently in its first wave. There is an information center with hospitality, a museum foyer, and several harbor units being offered as future coffee bars. As of December 2025, there is no micro-roaster or full-fledged third wave specialty bar with an established brand name within the district.

Middelsee is growing as a family-friendly new development with a currently small but rapidly increasing population. The demographic, including an above-average share of 25 to 45-year-olds, influences the demand for seating, to-go options, and specific drink preferences. The new IKC at Felling 2 marks clear peaks throughout the day.

• Current scale, with only a few hundred residents in 2024 and 2025, aligns with the limited number of permanent cafés.
• Sub-neighborhoods Havenstêd, Barrahûs, Wetterstêd, De Fellingen, and Boksumerhoeke, with Barrahûs still being very small in terms of population.

The policy and mobility layout steer pedestrians and cyclists toward the quays and limit car traffic.

The combination of early demand, strategic programming, and clear destination locations provides a concrete entry point. A first specialty bar or micro-roaster could distinguish itself through quality, family-friendliness, and laptop-friendly comfort. Waterfront terraces, fast to-go service, and peak-hour management around the IKC make the offering relevant from day one.

There is a gap in reuse and circularity waiting for market leadership. An initiative for reusable cups or coffee ground valorization could align perfectly with the car-free, bike-oriented layout. With Swurdkade 3 serving as an information center with hospitality and Swurdkade 8 as a daily business location, a clear path emerges for visibility, brand building, and community engagement.
